ADA-Compliant Parking Lot Markings Across the Mid-Atlantic

An ADA-compliant parking lot is more than a legal requirement—it’s a sign of respect for every visitor. Chamberlain Contractors combines quality workmanship with a deep understanding of ADA laws and local jurisdiction requirements to help you avoid costly violations and improve the accessibility of your property.

Our self-performing crews help property owners, facility managers, and developers meet federal and state accessibility standards with professionally installed ADA-compliant painting and markings. Whether you manage a retail center, office park, or municipal property, we’ll make sure your parking areas are clearly marked, code-compliant, and welcoming for everyone.

Our ADA Compliance Services

We offer a wide range of services developed to help your property achieve and maintain full ADA compliance. Whether you need new striping, surface upgrades, or compliant signage, our team ensures every element of your lot supports accessibility and safety.

ADA-Compliant Parking Lot Striping

Our crews specialize in pavement marking layouts that meet all ADA and state-level design standards. We accurately measure and mark accessible stalls, van-accessible spaces, and access aisles, using durable traffic-grade paint for long-lasting visibility.

Curb Ramps & Pedestrian Pathway Markings

Properly marked and graded ramps provide seamless access from parking areas to sidewalks and building entrances. Chamberlain designs and installs ADA-compliant ramps and directional arrows to create safe pedestrian routes that meet slope and surface standards.

Detectable Warning Surfaces

We install tactile or truncated dome surfaces that assist visually impaired pedestrians. These detectable warning systems are made from durable, high-contrast materials and installed at key transition points such as crosswalks, ramps, and curb edges.

Crosswalks & Pedestrian Safety Zones

Well-defined crosswalks and safety zone markings enhance visibility and reduce the risk of accidents near building entrances, schools, and commercial areas. We use reflective and weather-resistant coatings to maintain bright, consistent markings year-round.

Directional & Accessibility Signage

We provide and install ADA-compliant signage that clearly identifies accessible parking, routes, and building entrances. Each sign is placed at the correct height and angle for maximum visibility and durability.

Ongoing Maintenance & Re-Striping

Fading lines can lead to compliance issues. Chamberlain offers repainting, re-striping, and routine parking lot maintenance services to preserve ADA compliance and surface utility over time.

Frequently Asked Questions

What Are ADA Parking Requirements?

The Americans with Disabilities Act (ADA) is a federal law that ensures equal access for individuals with disabilities in public spaces, including parking lots and pedestrian areas. Under the ADA, property owners are required to provide properly marked and accessible parking spaces. ADA-compliant parking lots must feature clear striping, compliant signage, and barrier-free routes from parking areas to building entrances.

All accessible parking spaces must be clearly marked with a sign showing the International Symbol of Accessibility, mounted at least five feet above the ground for visibility.

ADA standards require at least one accessible space for every 25 regular parking spaces, with one of every six designed as van-accessible.

Because concrete resists crushing and denting, it’s ideal for stationary weight and repetitive traffic. Unlike asphalt, it doesn’t soften in heat or deform under pressure, making it perfect for dumpster pads, loading zones, and high-use sidewalks.

Restripe your ADA markings every 2–3 years or whenever lines start to fade. Routine parking lot maintenance, including patching and pothole repair, ensures that markings remain visible and compliant.

Yes. Our team can reconfigure layouts, update signage, and handle all necessary repairs to bring your property back into full compliance.
